Demolition of an existing dwelling house and all associated structures on the site and construction of an apartment development with a total gross floor area of 5,377sq.m. The site area is 5,021sq.m. The development will comprises of 41 no. units including 8 no. 3 bed units and 33 no. 2 bed units arranged in five blocks (A to E) that range in height from three to five storeys over basement level. Block A is a part four and part three storey building (maximum height of 14.9 metres) comprising a total of 10 units consisting of 4 no. three bed units and 6 no. two bed units. Block B is a part four and part three storey building (maximum height of 14.9 metres) comprising a total of 7 units consisting of 7 no. two bed units. Block C is a four storey building (total height of 14.9 metres) comprising a total of 8 units consisting of 4 no. three bed units and 4 no. two bed units. Block D is a part five storey and part four storey building (total height of 17.6 metres) comprising a total of 9 units consisting of 9 no. two bed units. Block E is a part four storey and part three storey building (total height of 14.9 metres) comprising a total of 7 units consisting of 7 no. two bed units. Each apartment is served by a balcony or terrace on the north eastern and/or south western elevation. There are three communal terraces located above Block A, D and E. The development will be served by 64 car parking spaces and 68 bicycle spaces which are located at basement level. A refuse bin store, boiler room and storage space for apartments are located at basement level. The development includes landscaping, boundary treatments and all ancillary site development works. The boundary treatment will include a 0.9m high stone wall along Clonkeen Road, a 2.1 metre high rendered block wall along the western boundary and a 2.1 metre high stone wall along the N11 boundary. The existing wall along the eastern boundary will be retained. Vehicular and pedestrian access to the site will be from the Clonkeen Road.
